10 Reasons to include BIM in your strategy

In the year 2022, BIM tools are no longer the technology of the future, but the present of the most competitive organizations on the market. Technologies bring important changes that are easily recognized in many production segments. Finally, there are new ways of designing and constructing buildings and infrastructures.

Nowadays mobile and smart devices, such as smartphones, tablets, smartwatches and notebooks with great capacity, are an essential material in our daily lives. Speaking of technological evolution, we cannot fail to mention the new ways of working as a team virtually. The evolution of telecommunications has enabled new means of interaction and access to information quickly and efficiently. Undoubtedly, it contributed to changing the way companies work.

1. 3D visualization

Some project execution tools already adopted in civil construction, such as Autocad, allow their development in 2D visualization (two dimensions), which is very usual but very technical, not allowing a detailed understanding when necessary. This can consequently prevent unexpected problems from being identified at a later stage, namely during the execution of the work. BIM solutions work as database managers.

This methodology allows the 3D construction the possibility of isolating components, filtering categories and/or highlighting objects, offering an almost real virtual experience of how the project will be. For example, it is possible, through the tools of the BIMWorkplace Explorer Module, to see the pipe installations contained within each wall of the building. This kind of perception is very difficult to obtain through 2D drawings. In other words, BIM technologies allow an automatic detection of geospatial interferences between objects.

The effectiveness in the perception obtained from a 3D representation, facilitates the communication and alignment process from the initial phases of the project to the final phases. All professionals from the most diverse sectors involved in the project, can visualize what the project will be and extract all the necessary information from each object, even without having technical knowledge of architecture or engineering. An asset for the management and administration departments, as it allows the monitoring of processes visually, quickly and with enthusiasm.

2. Visualization of construction work on computer

The possibility to visualize a construction virtually, before it is executed, is very valuable for the construction industry, as BIM planning makes it possible to identify in advance specific conflicts and problems that may arise during the construction phase. These can be corrected in advance, avoiding critical situations during execution, a phase in which decision-making flexibility is already reduced.

The visualization of the construction site also allows you to estimate in detail the use of resources, such as vertical transport systems, optimizing their use. Reducing execution uncertainties and risks will increase the efficiency of budget compliance and construction planning.

3. Automatic services and components quantities take-off

One of the most important features of BIM models is the automatic extraction of quantities of services and components. This option speeds up access to information, which can be organised and/or grouped according to the phases defined in the planning.

4. Creating multiple views with different characteristics

Creating multiple project views allows the architect to present specific information of a section of the project. In this way, he can organise his presentations, saving time and making them more dynamic and intuitive for those who watch, since the 3D image of that specific location contains all the technical details, such as components, quantities and budget.

5. Automatic clash detection

The effective use of the BIM model makes it possible to automatically identify the interferences between the objects that make up a model.

6. Specifically detailed and highly adaptable objects

With BIM methodology, objects are parametric and intelligent. They are reliably represented and associated with the categories they belong to, specific systems they represent and the materials and technical information that constitute them and the most diverse information that can be attributed to them. Their relationship with other objects and the environment in which they are inserted is also relevant.

Let’s imagine a door, it is known that it will be inserted in a wall that will have a certain thickness. If the designer eventually changes the wall thickness, the BIM object can automatically adapt to this change.

7. Simplifying complex construction processes

BIM is also a great help in cases where the complexity of the constructions is very high. When we talk about complex execution processes, we are not only talking about constructive forms or subsystems, but also about logistics. An example of this is the fulfilment of challenging deadlines or the simultaneous coordination of the various construction fronts.

8. Feasibility for industrial investors

Investors have bad experiences in the prefabrication of components, because when assembling the work, they realise that there are unforeseen events that demand unplanned work, which make the work deadlines unfeasible and consequently additional expenses in many cases.

With BIM methodology, the geometric coordination of the components can be automatically verified by the software, which eliminates possible errors.

BIM technologies are an asset when it comes to reducing equipment and service costs. Since it allows optimizing the tasks distributed to each service, in order to take advantage of its comparative tools, optimizing the process to the maximum in less time.
